Wates Selected for £138m Sevenoaks Town Centre Regeneration

Wates has been selected as the preferred contractor for a £138m redevelopment initiative that will reshape Sevenoaks town centre, representing a major step forward for one of the largest public investment schemes planned within the district. Led by Sevenoaks District Council in Kent, the Land East of Sevenoaks High Street project is intended to establish a vibrant destination that improves connectivity, sustainability and accessibility for local residents, businesses and visitors. The Town Centre regeneration scheme will introduce a range of new facilities designed to support future growth while enhancing the overall town centre environment.

Under the masterplan, the development will provide a new leisure centre, a cultural hub, a market hall, upgraded public transport infrastructure, improved public green spaces and a collection of energy-efficient homes. Alongside the physical transformation of the area, the programme is expected to deliver economic benefits, including the creation of an estimated 263 jobs during construction and the encouragement of additional investment within the town centre.

In the next phase of the project, Wates and Sevenoaks District Council will work together on early design proposals before beginning a detailed public consultation process. Residents, businesses and other stakeholders will be invited to contribute feedback and help influence the evolving plans ahead of a planning application, which is currently expected to be submitted from late 2027. Subject to planning approval, construction work could begin in 2028.

The project supports the council’s broader ambition to create a more attractive, sustainable and accessible town centre that meets the needs of a growing population while strengthening local business activity and public amenities. Councillor Michael Horwood, Cabinet Member for Improvement and Innovation at Sevenoaks District Council, said Wates has an impressive track record of delivering major, high-quality developments and working collaboratively with local communities to create places that people can be proud of. He added that engaging with residents and businesses throughout the design process will be a key priority, ensuring the final proposals reflect local aspirations before planning permission is sought. The appointment also adds to Wates’ portfolio of complex regeneration schemes across the UK, including mixed-use developments that combine housing, community facilities, public realm enhancements and sustainable infrastructure. The Town Centre regeneration project is expected to contribute to long-term economic growth and social value across the district.
